Pivotyl Properties utilize some of the best screening services to do a thorough review of their credit history, rental payment history and income verification.
(Leasing fees, such as credit screening and lease agreements are recovered from the tenant and not from the landlord)
We do a methodical lease review with the prospective tenant prior to the signing of the lease document.
This makes sure that all questions and concerns are addressed and that the resident thoroughly understands the terms of their lease.
The move-in inspection report helps establish the condition of the property upon tenant move-in.
The property’s condition is documented with digital photography of interior house elements, such as walls, doors, fixtures, flooring and equipment.
This Initial Inspection report is provided to the tenant, with the signed lease agreement, and used as a comparison report during the move-out process.
Once a tenant is qualified, a lease agreement is prepared and a lease signing is scheduled.
The property manager will walk through the property with the tenant to validate that the property is ready for move-in.
The lease agreement is signed, utility services are notified of billing change (where applicable) and a move-in is scheduled.

Pricing

Our fees are structured as follow:

Leasing Fee: for the Tenant’s account

Inspection Fee: for the Landlord’s account, based on size of property.

Property Management Fee: for the Landlord’s account. A percentage of the monthly rent – to be discussed and negotiated

Pivotyl Property’s services for marketing, showing, screening and leasing your property are not charged until we have produced a qualified resident who has signed a lease agreement and paid their deposit and first month’s rent.
